Introduction:

In today's fast-paced world, the importance of sustainable housing often takes a back seat. This article sheds light on the crucial significance of IGBC Platinum Certification, guiding builders to embrace eco-friendly practices and reduce our global footprint.

What is IGBC?

The Indian Green Building Council (IGBC) champions eco-friendly houses in India through specialized rating systems, evaluating site selection, water conservation, energy efficiency, materials usage, indoor environment, and innovation. The certification levels—Certified, Silver, Gold, and Platinum—reflect the extent of green benefits.

The IGBC rating system has four levels and two stages of certifications: Certified, Silver, Gold, and Platinum.

How did the Trilight project obtain its Pre-platinum certification?

Trilight secures its IGBC Platinum pre-certification by addressing both tangible and intangible aspects, aligning with IGBC standards.

Tangible standards include:

  • The application of cool roof paint – higher in SRI (solar reflective index) helps in decreasing the temperature of the topmost flat, up to 4 degrees.
  • All appliances installed are more than 3-star rating.
  • We are providing solar panels on the roof – which will cater to 46.9% of the common area lighting.
  • Double glazing glass in doors and windows and high-performance walls for proper light and ventilation.
  • All these reduce the electricity bill by 20%.

Water savings -

  • Use of Water-efficient plumbing fixtures like - Low flow water-efficient fixtures, health faucets, aerated fixtures in all toilets, decreases the quantity of the water used.
  • Wastewater treatment - STP plant and reuse of purified water.
  • Rainwater capturing and reuse for the project in different ways like irrigation etc.
  • Landscape design - planting the local plantation.
  • All these reduce the water bills by 30%.

Intangible standards:

1. Occupant health and wellbeing

  • Landscape – more greenery helps in better physical and mental healing.
  • Cross ventilation must be there in the residences which help in low usage of fan, as it helps in keeping the homes airy.
  • Increased daylight penetration inside the home helps in natural light and ventilation.
  • Use of low VOC (volatile organic compound) paints which is a major component in influencing respiratory diseases, helps in a healthy environment.

2. Contribution to climate change, SDG, ESG, and Lower GHG

  • Use of eco-friendly FSC certified woods - helps contributing to society etc.
  • High green cover i.e. the pavements in the landscape area to be covered with grass, more trees and plants to be planted such that the place is covered with more greenery.
  • The application of cool roof paint
  • "Urban heat islands'' occur when cities replace natural land cover with dense concentrations of pavement, buildings, and other surfaces that absorb and retain heat. This effect increases energy costs (e.g., for air conditioning), air pollution levels, and heat-related illness and mortality. To decrease this effect different measures are considered as more greenery, planting of grass, local trees etc, creates low heat island.

Benefits of Platinum Green Home Certification:

  • Higher property appreciation – since these are futuristic homes.
  • Reduced dependency on municipal resources, a self-dependent project.
  • Potential for Net Zero Energy, water, waste, and carbon.

These sustainable practices contribute to our increase in property appreciation.

Enhancing Sustainability with IGBC Certification

In the realm of contemporary architecture, the pursuit of modernity often leaves a discernible mark on our environment. It is essential to distinguish between mere existence, luxurious living, and the sublime art of sustainable living.

As we navigate our fast-paced, ever-evolving world, it becomes alarmingly easy to overlook an imperative responsibility to eliminate harmful practices within the realm of construction, thereby safeguarding our future for the coming generations.

Indian Green Building Council (IGBC)

The Indian Green Building Council (IGBC) is an organization that promotes green buildings in India. Green buildings are structures that use sustainable practices and solutions to reduce the environmental impacts of construction and operation. IGBC has developed various rating systems for different types of buildings, such as residential, commercial, industrial, and built environments.

The IGBC rating systems award points to the buildings based on their performance in terms of site selection, water conservation, energy efficiency, materials and resources, indoor environmental quality, and innovation and design. The IGBC rating systems have four levels of certifications: Certified, Silver, Gold, and Platinum. The higher the level, the more green features and benefits the building has.
